The General Maintenance Technician is responsible for assisting the FSL maintenance manager in overall property maintenance repairs, maintains a list of repairs completed, assists in maintaining equipment and tools, and follows all appropriate safety guidelines. This position works within prescribed budget guidelines and recommends general improvements when needed. This position requires a basic understanding on how to do repairs (outside of those that do require a separate certification/license/permit to perform/ in general maintenance including, but not limited to: HVAC systems, plumbing, painting/drywall landscaping, appliance repair, carpentry and electrical. This position performs any other job-related tasks deemed necessary and/or assigned by the FSL maintenance Manager.
· Schedules and completes needed minor maintenance repairs as requested by the FSL Maintenance Manager.
· Maintains a list of repairs completed, to include building repairs, repainting, plumbing, and electrical work, etc.
· Respond to routine maintenance calls for assigned properties.
· Responds to emergency after-hours maintenance calls.
· Recommends general improvements when needed.
· Maintains and keeps grounds clean and uncluttered of any or all dangerous environmental hazards which may threaten the health and safety of all tenants, guests or visitors.
· Maintain internal plants and exterior flower planters at assigned properties.
· Attends to various janitorial tasks such as cleaning the restrooms, laundry rooms, common areas, outdoor patios and balconies, kitchens, and community rooms when needed.
• Recommends general improvements when needed.
• Makes no entry into residential units unless accompanied with a service request order, or unless deemed an emergency, and then, only with the knowledge of the Apartment Manager. A 48 Hour written Notice to Enter must be issued by management to the resident or Permission to Enter (PTE) must be given by the resident to management.

Minimum Required:
• High school diploma or GED; or one to three months related experience and/or training; or equivalent combination of education and experience.
• Must be in good physical condition and have physical capacity to work extra hours when necessary.
• Must possess a valid Arizona driver’s license and insurance.
• If driving an FSL vehicle, must be insurable by FSL.
• Must be able to remain calm and communicate effectively in pressure-filled situations in a professional manner.
• Knowledge of office procedures and bookkeeping, along with performing minor maintenance duties.
• Does routine office work and maintenance of grounds and building.
• Pass a background check.
• Pass an 11-panel drug test.
• Must not have any restrictions for physical work for which reasonable accommodation cannot be made.

Qualifications

Job Description:
The Facility & Maintenance technician will oversee the performance and maintenance of large production machinery and facilities items.
Supervisory Responsibilities:
* None.
As a facilities & Maintenance Technician your responsibilities will include but are not limited to:
Duties/Responsibilities:
* Performs preventive maintenance inspections and service on machines.
* Thoroughly cleans machines and machine parts, removing parts and reinstalling as necessary.
* Records and reports damaged, worn, or broken parts.
* Orders and installs replacement parts for machines.
* Identifies the causes of unexpected breakdowns of machines.
* Perform repairs and preventative maintenance on a wide variety of building and facility equipment, fixtures, and systems.
* Install, troubleshoot, repair, and maintain a wide variety of facility plumbing, mechanical, electrical, heating, and cooling systems.
* Conduct preventative maintenance inspections and performs required preventative maintenance duties.
* Assignments are semi routine in nature.
* Work performed within generally defined parameters.
* Some degree of judgment required in resolving nonstandard problems.
* Normally receives general instructions on most work.
* Cleans, organizes, inventories, stocks, and otherwise maintains shop areas, parts, tools, and supplies.
* Coordinates with managers to schedule regular maintenance on machines.
* Collaborates with product manager or plant engineer regarding new products being added and modifications that will be required.
* Makes necessary modifications and implements tests runs; confers with product manager regarding test results and makes additional alterations to machinery as required.

Education and Experience:
* Some vocational or community college with related coursework or equivalent experience, required.

* Must be able to visually inspect machines.
* Must be able to lift and carry up to 50 pounds.

Maintenance Technicians Maintain the efficient operation and upkeep of the property buildings and grounds in a supportive role.
Responsibilities include:
+ Take responsibility for the daily repair and upkeep of the property and the preparation of vacant units for occupancy
+ Maintain and keep an inventory of all supplies and equipment
+ Ensure necessary tools are on hand
+ Report unusual or extraordinary circumstances regarding the property or residents
+ Maintain the required property uniform ensuring a professional appearance
+ Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times
+ Be available to work on an on-call basis
+ Secure the maintenance shop(s) at the close of every workday
+ Remove snow and ice as necessary
+ Handle all lock-outs as a result of evictions and take responsibility for 24-hour response to service requests
